I like to go for the best mobo I can afford, then get the next one above that! (so the one I shouldn't afford!)
It's a foundation part that all future components rely on.
And think about current and emerging technologies - like get one with dual NVMe slots, is PCIe5 and DDR5 compatible, can handle USB-C (front and back of case) - that sort of thing.
Getting it right now should extend the life of it before hardware changes force you to upgrade, like a CPU socket change.
